The trade that decides your date is the one you buy last.

The site package is a small share of contract value, so it gets scoped late, awarded late, and mobilized late. Then the building tops out and it becomes the only thing between substantial completion and a certificate of occupancy.

At that point you have two exits. Wait for the work to finish and hold the opening. Or bond around it and encumber roughly 150 percent of the remaining value in capital you cannot deploy while you wait anyway.

Neither of those is a landscaping problem. Both are cash flow problems caused by landscaping.
We know what the last sixty days of a job look like, because we are standing in them. That is the whole reason this company sells the way it does.

We are not going to tell you what a delay costs on your job.

You have the contract value, the loan balance, and the date. Put them in.

Then read the last line. It shows how many days of slip erase the savings on the cheapest bid on your tab. On most projects that number is under a week.

Every assumption is conservative, visible, and adjustable. If you think we tilted one, change it and watch what happens.

The Plan

Three steps. The first one takes four minutes.

01

Send the Set

Preliminary is fine. Half a set is fine. Upload it here with your target mobilization date.
02

Get the review back in 2 business days.

A budget checked against the engineer's estimate. Substitutions that hold your design intent. A constructability read. Sleeving and sequencing notes for the trades ahead of us. A schedule built around the real install window.
03

Decide with a real number.

Use it however you want, with whoever ends up holding the contract. Send us your drawings

Your topsoil is already on site. You are about to pay for it twice.

Strip and haul.

It all goes on a truck. Nine months later you buy screened topsoil back at $25 to $30 a yard, plus trucking in both directions, and the trucking is usually the bigger number.

Strip and stockpile.

The pile survives, the space does not. You screen in October beside a heap that is mostly waste, in whatever room the building left you. It looked cheap in March.

Screen on day one.

We arrive with the civil contractor, having already run the volume, screen up to 1,000 yards a day, stage only what the site needs, and get out.

No import, no export, and the excess sits on your project as an asset instead of arriving later as an invoice.

If your civil contractor is stripping this site, that is a conversation worth having before he does. Once the dirt is on a truck the cheap option is gone.

We will tell you in April what goes wrong in October.

The ground here closes around October 15 and no amount of overtime reopens it.

Work that misses the window does not slide to spring cleanly. It joins a queue with every other job that missed it, and it comes back carrying remobilization, resubmittals, reinspection, and a winter of erosion off an unstabilized slope. That is not a landscaping bill. It is a line on your final completion.

So we do the unpopular thing and say at bid time when a schedule does not fit the season. You are going to hear it from somebody eventually. Hearing it in April is cheaper than hearing it in September

Booking through October. Fall mobilizations confirmed by September.

Case Study

Required date. Delivered date. Three times.

You already know what a finished site looks like. What you do not know is whether we hit the day we said on a job that was genuinely at risk of not making it.

At some point after you decide we are worth considering, you have to say so to somebody else. This is what to send them.

Can GVSS review drawings before the set is final?

Yes, and it is the engagement we prefer. A preliminary plan review returns a budget checked against the engineer's estimate, substitutions that hold the design intent, a constructability read, and a schedule built around the local install window. There is no charge and no obligation to use us.

Roughly April 1 to October 15. Hydroseed establishes best in May and June and again in September. Hardscape can run later, weather permitting. Work pushed past the window carries dormant seeding risk, winter stabilization cost, and a sprin
