Assumptions

Nothing here is hidden. These are the defaults the model runs on, drawn from published industry benchmarks and current Gallatin Valley market data. Change any of them and every number above updates. If a figure looks wrong for your project, it probably is. Change it.

Sources and method. Liquidated damages use the widely cited reasonableness band of $20 to $25 per day per $100,000 of contract value. Extended field overhead uses the standard daily rate method, total general conditions divided by contract duration, discounted by a tail factor because closeout general conditions run below the project average. Unabsorbed home office overhead follows a simplified Eichleay allocation and is recoverable only on compensable delay. Subcontractor default replacement uses the Surety and Fidelity Association of America range of 1.5 to 3 times subcontract value, defaulted to the low end. Completion bond sizing at 150 percent of remaining work reflects common practice among building departments issuing a temporary certificate of occupancy over incomplete site work. Construction loan pricing reflects a 2026 weighted average near 8.4 percent, SOFR plus a 250 to 400 basis point spread. Lease rates reflect Bozeman commercial averages near $24 per square foot. Season dates follow NOAA thirty year normals for the Gallatin Valley: last spring frost around May 20, first fall frost around September 15, roughly 118 frost free days. This estimates exposure. It is not a claim, a legal opinion, or a substitute for your scheduler.

Send us the drawings before you send them out to bid.

We will return a preliminary plan review: a budget number, constructability flags, substitutions worth making, and exactly where your site package lands in the season. No charge, and we do not need to walk the site to do it.
